Biography

Joel A. Buthray, MAI is a partner at O’Hara-Buthray Associates, Inc., a firm that provides real estate valuation and consulting services in Massachusetts. The firm consists of nine appraisers (two commercial and seven residential).

Mr. Buthray has been actively engaged in real estate valuation and consulting since 1986. Appraisal experience consists of urban and suburban areas in most counties in Massachusetts. Valuations have been performed on various properties including, but not limited to, neighborhood and community shopping centers, retail buildings, restaurant buildings, apartment complexes, industrial buildings, low to high rise office buildings, golf courses, hotels, mixed used facilities, churches, solar farm properties, schools, drug and alcohol treatment facilities, gas stations, vacant land, etc.

Clients served include accountants, law firms, lenders, towns and cities, private parties, private and public agencies, etc. Valuations have been performed for financing, condemnation purposes, estate planning, divorce, bankruptcy, due diligence support, property sales, consulting, etc. Valuations have been completed on proposed, partially completed, renovated and existing structures.

Mr. Buthray has qualified as an expert witness in United States Federal Bankruptcy Court, Worcester County Superior Court and the Appellate Tax Board. He is a Certified General Real Estate Appraiser in Massachusetts (License #929) and holds the MAI designation (#11,326) from the Appraisal Institute. He has also completed numerous real estate appraisal related courses and seminars sponsored by the Appraisal Institute and other accredited organizations and is currently certified by the Appraisal Institute’s voluntary program of continuing education for its designated members.

Mr. Buthray also has some prior banking background having worked for the former Guaranty Bank in Worcester from 1983-1986 in collections and later as a commercial credit analyst before becoming a commercial real estate appraiser with Patrick McMahon Associates in Worcester in 1986 up to the forming of O’Hara-Buthray Associates in 1995.

Mr. Buthray has a B.A. in Economics and a minor in Philosophy at Worcester State College, Worcester, MA (1981).
